The site is in the countryside, not in the Cornwall and Tamar Valley Area of Outstanding Natural Beauty, but in the Watergate and Lanherne AGLV. The development would extend the existing caravan site – a site of about 2.7 hectares, with 100 pitches for caravans and tents and 39 static caravans – on to an adjacent field of 1.6 hectares. The proposal was described in the application as "Use of land for the stationing of 15 static holiday caravans and 15 holiday lodges, provision of access and car parking". The application for planning permission had been made on 11 October 2017. The parish council was an objector to the proposed development. The respondent, William Corbett, was a parish councillor on the St Mawgan in Pydar Parish Council and leader of its Planning Group. With the lake filling and the river flow projected to be at its best in years, hiring is brisk for the upcoming season. However, this also means that the staffing needs for the whitewater rafting companies have been minimal over the past three years. With the last three years of drought, and the 2020 season impacted by COVID-19, the rafting seasons have been shorter than usual. “Our snowpack is well above 100% of normal, and the dam will shortly get the go-ahead to fill it to the top, something we haven’t been able to do in over 15 years.” “It’s looking like the perfect setup,” said Matt Volpert, owner of Kern River Outfitters.
